Custom Home Builder
Hilton Head Builders has built custom homes on Hilton Head Island, in Bluffton and in Okatie since the company was founded in 1995. The homes on this page are real projects, grouped by the community or area they sit in, so you can see what we have built close to your own homesite.
Every one of them started the same way: a piece of ground, a set of plans and an owner who wanted to know exactly what was happening at each stage. What changed from house to house was everything else. The lot, the setbacks, the trees that had to stay, the flood zone, the review board and the finish level the owner wanted.
Most people who come to this page already own a homesite or are close to buying one. The first question is usually simple: have you built anywhere near here?
So the projects are sorted by where they are, not by style or size. Pick a community or area from the list and you will see only the homes we built there. If a community does not appear in the list, we have not completed a project there that we can show you yet. We would rather leave it off than suggest otherwise.
Each project shows the community, the type of work, the setting of the lot and a short note on what mattered most on that site. Where a project has its own page, you can open it for photographs and more detail on how the house came together.

Two lots a mile apart on this island can call for very different houses. That is why each project here is tagged with its setting as well as its community.
Oceanfront lots bring wind exposure, salt air and elevation requirements that shape the foundation before anyone talks about finishes. Materials, fasteners and window specifications all have to be chosen with the coast in mind, and the structure is designed around the flood zone the lot sits in.
Marsh and creek front lots come with buffers, setbacks and views that the owner rightly wants to protect. The placement of the house on the lot often matters more here than its size.
Interior wooded lots on Hilton Head are rarely blank. Mature live oaks and pines are part of what people pay for, and the Town has its own rules on which trees can come down. On many of these projects the tree survey decided where the house could sit before the architect finished the first sketch.
In Bluffton and Okatie the ground is different again. Lots are often larger, and the planning conversation tends to start with drainage, access and how the house faces the land around it.
If you want to read the Town’s own guidance on building and permits, the Town of Hilton Head Island publishes it.
Most of the communities in this part of the Lowcountry have an architectural review board or design review board. Plans go in for review before construction starts, and in many communities there are deposits to post, permits to obtain and rules about how and when contractors can come through the gate.
None of that shows up in a finished photograph, but it shaped a good number of the homes on this page. A roof pitch, an exterior colour, the height of a foundation or the position of a driveway can all come back from review with changes. Handling that process well, and keeping the owner informed while it happens, is part of the job.
The photographs show the finished houses. What they do not show is how each project was managed, and for most owners building at this level that matters just as much.
Hilton Head Builders works on a flat builder fee rather than a percentage of the project cost. Owners see every bill on their project. Client funds are held in a separate project account for that job. The point of working this way is simple: the owner can see where the money goes, and the builder’s fee does not rise because the house costs more.
That model is part of every project in this portfolio, whatever its size or setting.
Ed Flynn owns Hilton Head Builders and is involved in how each project is planned and run. If one of these homes is near your homesite, or built on a similar kind of lot, that is often the most useful place to start a conversation.
