Hilton Head Builders takes on substantial renovation work across Hilton Head Island, Bluffton, and Okatie: whole-house renovations, major additions, structural and elevation changes, and full reconstructions of older Lowcountry homes. This is not a kitchen-and-bath company. If a project doesn’t rise to the scale of a real construction undertaking, we’re not the right fit, and we’ll tell you that up front.
We generally take on renovation projects starting around $500,000 and up. Below that threshold, a project usually doesn’t need a general contractor running subcontractors, permitting, and a full construction schedule; it needs a specialty remodeler. We don’t do kitchen remodels. We don’t do bathroom remodels. We don’t do handyman work or small punch-list jobs. That’s a deliberate line, not a marketing one. It keeps our crews, our subcontractor relationships, and Ed Flynn’s own attention on projects where a general contractor’s coordination actually earns its keep.
If you’re weighing a full house renovation against tearing down and starting new, that’s worth talking through early, often before you’ve settled on a direction. We can walk the property with you and give you a straight read on which path makes more sense structurally and financially.
A renovation carries risk that a new build doesn’t. You’re building on top of decisions someone else made, sometimes decades ago, and some of those decisions aren’t visible until walls come open: framing that doesn’t match the original drawings, wiring or plumbing that was never permitted, foundation conditions that were never documented. None of that is unusual on a Lowcountry renovation. It’s the reason a fixed-scope, fixed-price bid on an unopened wall is often a guess dressed up as a number.
Our approach is to be direct about what’s known before demolition and what won’t be known until it happens, and to have a process for handling the second category honestly rather than pretending it doesn’t exist.
A number of communities across the island and the Bluffton and Okatie corridor have their own architectural review requirements on top of local building permits, and that applies to substantial renovations as much as new construction, particularly when a project changes a home’s exterior, footprint, or roofline. We manage that review process as part of the project instead of leaving it as a separate problem for the homeowner to sort out.
Local building department requirements for Hilton Head Island renovations are set out through the town’s own review process. You can see the official permitting and land management framework on the Town of Hilton Head Island’s website, and we’ll walk you through the parts specific to your property and community when we scope a project.
Ed Flynn founded Hilton Head Builders in 1995 and still runs the projects directly, which matters more on a renovation than on new construction, because renovation decisions come up in real time as work uncovers what’s actually there. There’s no layer between the person who owns the company and the person making the call on a framing surprise or a foundation issue.
